Last slice of unbuilt Sarasota Bay sold

MANATEE - One of the last tracts of undeveloped property along Sarasota Bay has a new owner.

Sarabay Associates Sarasota paid $17 million - an average of $185,000 an acre - for the tract of 92 acres and some wetlands at the end of El Conquistador Parkway.

"If you think about it, it's the last big area on the bay that's undeveloped," said David Deitrich of Dye, Deitrich, Prather, Petruff & St. Paul.

The property is bordered to the west by Long Bar Pointe, a condominium project being developed by SBC Development LLC and Sarasota Bay to the south. The eastern border is the El Conquistador neighborhood.

It is unclear what Sarabay Associates has planned for the parcel that has a future land use of planned residential, but Dale Friedley, of the Manatee County Property Appraiser's Office, said a look at surrounding properties, combined with the amount of money paid for the land, leads him to believe condos may be coming soon.

David Band, registered agent for Sarabay Associates, was unavailable to answer questions about the project, said Band's secretary.

The land transaction set a record for the most ever paid per acre in a large tract sale, Friedley said.
